Knoxville Real Estate Market Update: What's Happening This Summer

If you've been wondering whether now is a good time to buy or sell in Knoxville, here's where things stand as we move through summer 2026.

Home prices are holding fairly steady. The median sale price in the Knoxville area is running in the $317,000 to $320,000 range, up roughly 2 to 3 percent from a year ago, while the average home value sits around $368,000, up just under 1 percent year-over-year. That's a healthy, moderate pace of appreciation rather than the sharp run-ups Knoxville saw a few years back. Most forecasts point to another 3 to 5 percent in appreciation through the rest of the year.

Inventory is the more interesting shift this summer. Active listings are up somewhere between 9 and 12 percent compared to last year, giving buyers meaningfully more to choose from than they've had in recent summers. That said, supply is still on the tighter side overall, with under a month's worth of homes on the market at the current sales pace, so well-priced, well-presented listings in desirable pockets of Knoxville are still moving quickly.

Homes are typically going under contract in around 49 to 60 days depending on the source and price point, and sellers are netting close to 97 to 98 percent of list price on average. Translation: pricing a home realistically from day one still matters more than ever. Overpriced listings sit. Correctly priced ones attract real offers within the first few weeks.

What this means if you're selling: you're not going to see the bidding-war chaos of 2021 and 2022, but well-prepared homes in good condition are still selling at strong prices relatively quickly. Staging, timely repairs, and accurate pricing make the difference between a three-week sale and a three-month one.

What this means if you're buying: you have more room to breathe than you did a couple of years ago, with more inventory, slightly longer timelines, and a little more negotiating room on price and contingencies. But don't mistake more balanced for a buyer's market. Good homes in sought-after Knoxville neighborhoods are still getting multiple looks fast.
