Every week I get some version of the same phone call. A homeowner in Knoxville tells me they've been watching the news about housing markets cooling off across the country, and they want to know if they missed their window to sell here. My answer is almost always the same: not even close, but how you sell matters more than it did two years ago.

I've been selling homes in Knoxville for over 11 years, and I track this market block by block, not just county wide or region wide. Here's what's actually happening right now, and what it means if you're thinking about listing.

Is the Knoxville Market Still Good for Sellers in 2026?

Yes, with a caveat. Knoxville homes are still selling in roughly 50 to 60 days on average, well priced listings in popular areas are still getting multiple offers, two on average across the market and often more in the right neighborhoods, and we're not seeing the kind of price drops some other Southern cities are dealing with. Knox County inventory has ticked up compared to last year, which means buyers have more to choose from than they did during the frenzy of 2021 and 2022. That's actually good news for sellers who price realistically, because it means less competition from buyers willing to overlook problems, and more from serious ones who've done their homework.

What's changed is the margin for error. Two years ago you could list almost anything in West Knoxville and have an offer by the weekend. Now buyers are touring three or four houses before they decide, comparing condition, comparing price per square foot, and comparing how a home shows online before they ever schedule a showing in person.

What Actually Moves a Listing Fast Right Now

Pricing is still the single biggest factor. I see sellers lose weeks of market time by listing 3 to 5 percent over what comparable homes are actually closing for, hoping a buyer will negotiate up. It almost never works that way anymore. Buyers see the days on market ticking up and start wondering what's wrong with the house, even when nothing is wrong at all.

Condition and presentation come right after pricing. Homes that have had basic updates, fresh paint, decluttered rooms, and good photography are selling noticeably faster than homes that haven't been touched in years. You don't need a full renovation. A weekend of cleaning, a few coats of paint, and professional photos can change how fast your phone rings.

Where Homes Are Selling Fastest in Knox County

Farragut and Hardin Valley continue to be two of the strongest spots for sellers, mostly because of the school zoning and the steady stream of families relocating for jobs near Oak Ridge National Lab and the tech corridor along Pellissippi Parkway. Northshore and Choto are pulling buyers who want lake access and a little more land without giving up a short commute downtown. I drove through Choto with a client just last month, and three houses on one street had gone under contract within days of each other, all priced sensibly and all ready to show.

West Knoxville in general still has the deepest buyer pool simply because of how central it is. If your home is anywhere near Kingston Pike, Cedar Bluff, or the Turkey Creek area, you're going to see more traffic just from location alone.

When Should You List?

Summer is still a strong season here, mostly because families want to close and move before the school year starts. If you're aiming for a fall closing with school zoning in mind, you want to be on the market within the next several weeks. If your home needs a little work first, paint, decluttering, maybe a pre listing inspection, start that now so you're not rushing in August.

It's leveling off compared to the extreme pace of 2021 and 2022, but it hasn't slowed down in a way that should worry sellers. Homes are still selling in under two months on average, and well priced homes in popular areas are still getting multiple offers. The biggest shift is that buyers have more options now, so pricing and presentation carry more weight than they used to.

Should I wait for a better market to sell my Knoxville home?

If your home is priced and presented well, there's rarely a good reason to wait. Trying to time the market perfectly usually costs sellers more in missed opportunity than they'd gain from guessing right. The bigger question is whether your home is ready to show and whether your timeline lines up with your life, not whether some theoretical future market will be slightly better.

The only reliable way is to look at homes that have actually closed near you in the last 90 days, not active listings, since those are just asking prices.
